Housing Market Statistics for March 2011

March 2011 Home Sales report for East King County Cities of Bellevue, Redmond, Kirkland, Issaquah & Sammamish. In March of 2011 closed sales down in King County, Washington  down 6.1% from March of 2010(1,885 vs. 2,008).  The Eastside also slowed down in that closed sales were down 6.9%(623 v 669.) The median home price in King County $319,950 down 6.98% and the Eastside Median Sales price was down 2.03% to $435,000  Pending sales across King County were ddown 12.13% and pending sales on the Eastside were down 10.13% in King County. The silver lining on this cloud is that inventories continue their downward trend, they were down 15.42% in King County and down 14.76% on the Eastside from March of 2010. See the raw numbers from the Northwest Multiple Listing Service  It would seem that the King County market is taking a break.  Home prices seem to be leveling off on the Eastside with Kirkland & Redmond getting a bit of a up swing see reports below.

Development from Down Under

Turns out that the Seattle Area is the target for a home builder from down under. Henley Properties one of Australia's largest home builder plans to build 500 homes in King, Snohomish & Pierce Counties.

"Local real-estate observers said Henley's arrival is a vote of confidence in the Seattle market, where new-home construction fell sharply during the recession and is just beginning to recover."

In a recent article by Seattle Times' Eric Pryne, it would appear the Australian builder Henley believes that the area is poised for a recovery. Peter Hayes the company's managing director is quoted as saying, "Henley is making a bet the region is poised for recovery,"

I was recently talking to a few Australian's about their economy and they reflected that there economy is in good shape. They were in town to work with a software company. The one observation they did make was that the area(Seattle) seemed to be in good shape. I would say boom, but poised for recovery sounds nice. Either way...enjoy the video :)

Bank Owned Homes in Seattle WA  Some of the best deals in Real Estate are REO or Bank Owned Real Estate.  Banks are in a hurry to sell a home and they intentionally price it 20% below the market.  A Bank Owned home is property that goes back to the mortgage company after an unsuccessful foreclosure auction. You see, most foreclosure auctions do not even result in bids. After all, if there was enough equity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank. That is why the property ends up at a foreclosure or trustee sale. Since what is owed to the bank is almost always more than what the property is worth, very few foreclosure auctions result in a successful sale. Then the property "reverts" to the bank. It becomes an REO, or "real estate owned" property.

I have broken down Seattle's sales from the Northwest Multiple Listing Service in 3 sections, Bank Owned, Shortsales(Pre-foreclosures), and "Arms Length" Transactions.  Some points of interest; the median home sales price is $246,600 $388,101 & $483,193 respectively making Bank Owned Real Estate(REO) the best value/deal for home buyers.  While short sales may seem attractive they take longer to close.  Bank Owned Homes(REO's) are already approved and a buyer is negotiating directly with  the bank.

Housing Market Statistics for February 2011

Home Sales Report Summery Home Sales report for East King County Cities of Bellevue, Redmond, Kirkland, Issaquah & Sammamish. In February of 2011 closed sales were pretty flat in King County, Washington  down 0.9% from February of 2010(1,244 vs. 1,255).  The Eastside faired better in that closed sales were up 6.4%(435 v 409)  The seasonal slowdown is upon us as pending sales are down 6.91% in King County but were fairly even on the Eastside.  Inventories continue there downward trend, they were down 13.74% on the Eastside and down 9.78% in King County from Febuary of 2010. Housing Market Statistics for January 2011

Home Sales Report Summery Home Sales report for East King County Cities of Bellevue, Redmond, Kirkland, Issaquah & Sammamish. In January of 2011 sales are up  in King County, Washington  up 3% from January of 2010(1,259 vs. 1,222).  The Eastside faired much better in that closed sales were up 14.8%(435 v 379)  There looks like there is some slack coming to the market as pending sales are down 3.18% on the Eastside; however all of King County showed a nominal drop in pendings down 4.98% mostly in part to Seattle and SE King County.  Inventories continue there downward trend, they were down 9.89% on the Eastside and down 3.61% in King County from January of 2010. Home Sales Report Summery Home Sales report for East King County Cities of Bellevue, Redmond, Kirkland, Issaquah & Sammamish. In December of 2010 sales have been down  in King County, Washington  down 1.06% from December of 2009(1,776 vs. 1,795).  The Eastside fared better in that closed sales were up 3.03%(612 v 694)  The good news is that the momentum seems to be building in that pending sales are up 4.36% on the Eastside; however all of King County showed a nominal drop in pendings down 2.72% mostly in part to Seattle and SE King County.  Inventories were down 3.90% on the Eastside (versus a increase in King County of 4.11%) from December of 2009. 5 Reasons You Should Sell Today

In his recent post Steve Harney makes some excellent points about why sellers that are serious should consider getting to the market sooner rather than later. 5 Reasons You Should Sell Today (UPDATED).The 5 reasons are:

1. Interest  rates have spiked -

Houses are on Sale

Buyers throughout the U.S. are finding attractive home prices, and some are able to take advantage of significant markdowns on distressed properties. The extent of the discount varies widely by region, but according to the most recent data, foreclosures sold for 26% less than similar homes in the second quarter of 2010. Properties in default, many of which became short sales, had their prices reduced by an average of 13%.

Promising Signs

Even in the midst of crushing job losses and a severe recession, both new and existing home sales managed to stage comebacks in the middle of 2009. Although home sales lost some ground late in 2009 and early 2010, housing markets may have turned a corner.

The rebound in demand was aided by falling home prices, the federal tax credit for first-time homebuyers and Federal Reserve purchases of mortgage-backed securities to keep interest rates low. Depending on the measure used, the peak-to-trough drop in monthly home prices was anywhere from 13 percent to 32 percent. In many markets, prices fell by half or more—erasing the record run-ups earlier in the decade. Meanwhile, the federal tax credit for first-time buyers, initially set to expire in fall 2009, was renewed, expanded to include repeat homebuyers, and extended to contracts signed by the end of April 2010. Finally, interest rates on 30-year fixed mortgages averaged only 5.04 percent in 2009 and 5.00 percent in the first quarter of 2010.

 

As a result, the first-time homebuyer share of sales soared to 45 percent in 2009 as households previously boxed out of the market jumped at the dramatically lower prices. Bargain hunters buying up troubled properties largely drove the gains in existing home sales last year. The National Association of Realtors® estimated that the share of existing home sales that were distressed in 2009 averaged 36 percent per month, topping out at fully 49 percent in March.

Home Sales Report for Seattle's Big 5 Eastside Cities

Home Sales report for East King County Cities of Bellevue, Redmond, Kirkland, Issaquah & Sammamish. The chart below breaks down Seattle Washington's Greater Eastside Real Estate homes sales by City, for the week.. In October of 2010 sales have been down  in King County, Washington  down 30.05% from October 2009(519 vs. 742).   Remember last year at this time we were looking at the housing credit expiring at the end of November. The good news is that the average sales price on the Eastside was up this month  7.20%(Median home price $465,000 v. 433,750); however all of King County showed a nominal gain of .01%.  Inventories are up .29% on the Eastside (versus King County 6.61%) from October of 2009. New inventories are down on the eastside by about 10%
